Porto Alegre IPTU 2025 Payment Guides Now Available Online

Residents can enjoy discounts and modern payment options starting this January.

The IPTU 2025 payment guides for Porto Alegre are now available to residents since January 2, 2025. According to the city hall, property owners registered to receive documents via WhatsApp—by messaging 51 3433-0156—can access their payment guides digitally. Those choosing to generate their guides through the official website or the 156+POA application can do so easily. For individuals with registered email on the IPTU site, the documents will start arriving in their inbox during the first week of the year.

Property owners who opt to pay their taxes all at once before February 7 will benefit from discounts of up to 11% for individuals: there’s a fixed 5% discount for those who pay the full amount early, additional 3% for those without any outstanding debts to the city, and up to 3% for those who include their CPF on electronic service invoices (NFSE) issued between December 1, 2023, and November 30, 2024. This also tailors discounts based on the number of electronic invoices recorded—3% for those having over 24 invoices, 2% for 13 to 24, and 1% for 7 to 12. Eligible services include those from gyms, beauty salons, medical and dental clinics, laboratories, educational establishments, mechanical workshops, and various entertainment venues.

Residents can track the number of service invoices associated with their CPF and monitor the discount score for IPTU 2025 via the city hall's dedicated link. For properties registered under legal entities, apart from the initial 5% discount, they may receive another 4% discount if they comply with their tax obligations.

Calculations for IPTU 2025 have been simplified thanks to tools like the calculator created by Zero Hora, which estimates the tax’s value. To compute its amount, taxpayers need their property’s assessed value, which can also be found through the guide from prior tax years.

Those who prefer to spread their costs can do so with monthly installments available from March to December 2025. Payment touches down on March 10, with following due dates on April 8, May 8, June 9, July 8, August 8, September 8, October 8, November 10, and December 8. Join the payment plan simply becomes automatic once the first installment is taken care of.

The city hall has put emphasis on facilitating access to payment guides digitally, promoting the use of the website, the 156+POA app, or WhatsApp for prompt receipt of required documents. This modernization initiative allows quicker and efficient taxpayer services, reducing paper usage, thereby supporting environmental sustainability.

Property owners paying their IPTU before February 7 can reap significant benefits. Discounts may add up to 11% as follows: 5% for prepayment, 3% for individuals with no prior debts, and up to 4% for companies fulfilling all tax obligations. To promote responsible citizenship, there’s also up to 3% discount for those who include their CPF on NFSEs throughout 2024.

Such measures aim to encourage compliance with tax responsibilities, maintaining steady revenue for the municipal government. This has been pivotal as IPTU revenues directly fund fundamental services such as health, education, and urban infrastructure.

For the city hall, digitization has become effective—notably, over 60% of contributors utilized digital channels for accessing their guides last year, with expectations of higher participation moving forward. Benefits include not just operational efficiency but also environmentally friendly practices by reducing resource consumption associated with paper.

Given the devastating floods experienced last May, the city issued directives to ease IPTU payments for directly affected residents. Those individuals are not required to pay their dues between May and December, and residents who paid their full tax bill early last year can expect credits up to 80% for their billing come 2025.

The IPTU is fundamental to the developmental framework of Porto Alegre. Full compliance ensures adequate funding for necessary services like education, health, and key urban improvements.
