CDMX Unveils 2025 Tax Discounts On Predial, Water, And Vehicle Fees

The government aims to support family economies with various tax relief measures for residents this year.

The government of Mexico City (CDMX) has officially announced exciting tax discounts for the year 2025, focusing on predial (property taxes), water bills, and vehicle registration fees. This initiative is part of broader efforts to support family economies and encourage compliance with tax obligations.

Starting from January 1, 2025, residents of CDMX will be able to take advantage of these various discounts, depending on the timeliness of their payments and personal circumstances. The goal is to make tax payments less burdensome, especially for vulnerable groups.

For those paying the predial, the city is offering discounts for annual payments made before the end of February 2025. Specifically, individuals who complete their payments by the end of January will receive an 8% discount, whereas those paying by February can enjoy a 5% reduction. According to the government, "Los descuentos en predial, agua y tenencia en 2025, buscan apoyar la economía familiar y fomentar el cumplimiento en el pago de impuestos.” This highlights the underlying aim of these discounts.

Residents whose properties have a cadastral value of less than approximately 2,702,787 pesos will also benefit from additional incentives. These individuals can opt for a fixed bimonthly payment of just 65 pesos if they belong to specific vulnerable groups, including seniors aged 59 and older, single mothers, or individuals with permanent disabilities. For properties exceeding the aforementioned value, there is still the option of receiving a 30% discount.

When it starts to rain, one might wonder how water payments will fit within this framework. The government has launched another layer of support, announcing significant discounts on water bills. Specifically, property owners from vulnerable backgrounds will receive up to 50% off their bimonthly water charges. Additional requirements include having a valid vehicle registration card or renewing it appropriately. The 100% discount is only applicable during the three-month promotion period, ending on March 31, 2025.

The Secretariat of Administration and Finance (SAF) confirmed the payment procedures, stating, “Aprovecha el descuento del 100% en tu tenencia 2025! Paga ahora tu refrendo vehicular y disfruta de un descuento garantizado.” Residents can make payments across more than 8,800 collection points, which range from kiosks to convenience stores, banks, and department stores. This extensive network is intended to make accessing these discounts more user-friendly.

The promotion is also accessible through the mobile app “Tesorería CDMX” or the official SAF website. This digital approach is another step toward modernizing tax payment systems and simplifying processes for residents.

Among the many options available, it is important for residents to plan smartly. Those interested should be cautious of the deadlines, especially with the vehicle registration fee discount, which mandates on-time renewal. The SAF has noted the importance of submitting the necessary paperwork to qualify for the various discounts and to avoid penalties or missed benefits.
