In a significant move into India’s commercial real estate market, the Trump Organization has announced the development of the Trump World Center Pune, set to become its first commercial office project in the country. This ambitious venture is being co-developed with Tribeca Developers and Kundan Spaces. The announcement was made on March 19, 2025, and signifies a broader strategy to tap into a booming demand for premium office spaces in India.
Comprising a sprawling 1.6 million square feet and priced at ₹1,700 crore (approximately $204 million), the Trump World Center Pune will encompass a two-tower office complex featuring 27 floors of customizable office spaces. One of the towers will offer strata sales, catering to smaller office demands, while the other will be aimed at leasing larger spaces to businesses. The development will also include a high-end retail boulevard and will house India’s first Trump Club, boasting a lavish 40,000 square-foot private club.
This monumental project signals the Trump Organization's second development in Pune, following its successful residential projects there and elsewhere in India. Eric Trump, executive vice president of the Trump Organization, emphasized the significance of this launch, stating, “India has embraced the Trump brand with remarkable enthusiasm.” He underscored the collaboration with Tribeca and Kundan Spaces, highlighting the commitment to quality that the Trump name is known for.
According to Kalpesh Mehta, founder of Tribeca Developers, there is a clear necessity for premium office buildings in India, reflecting rising demands particularly for small-sized office spaces. “There is also good demand for small-sized office spaces which this project will address,” he said in a recent interview. Mehta also noted that the Pune project is being designed to align with the original Trump Tower in New York, characterized by its mixed-use development model.
Beyond the immediate commercial benefits, the new Trump World Center is strategically positioned in Pune’s thriving North Main Road district, an area that is rapidly becoming a focal point for business growth. Ashish Jain, managing director at Kundan Spaces, asserted that the project will play a critical role in the ongoing commercial transformation of Pune, to the extent that he remarked, “It has the potential to become Pune’s Bandra-Kurla Complex,” referring to Mumbai’s prestigious business area.
The timing of Trump’s entry into the Indian commercial sector coincides with a post-pandemic rebound for the office market. In 2024, the office sector recorded unprecedented gross leasing activity of 79 million square feet according to Anarock Group—a clear indication of an increase in demand from IT companies and global capability centers seeking a presence in Pune. “Pune’s office market is leasing more than it’s building,” pointed out Aditi Watve, president of investment advisory and capital markets at Anarock. She added, “Almost 80% of demand is driven by IT companies.”
This burgeoning market environment is likely to benefit from the Trump World Center, which will not only enrich Pune’s real estate profile but will also address the scarcity of high-grade office developers in the region. Watve remarked, “Trump’s entry will add value to Pune’s office market, which has a limited number of Grade A developers.”
The Trump Organization's foray into commercial real estate aligns with a broader global trend where major brands recognize emerging markets in Asia as ripe for development. After several previous victories in residential development, the Trump Organization is poised to make a similar impact in the commercial realm.
As plans for the Trump World Center Pune continue, completion is aimed for 2029, with projected sales estimates reaching ₹2,500 crore (approximately $289 million)—a testimony to the high expectations surrounding this venture.
