The Prefeitura de São Paulo has officially announced the payment schedule for the Imposto Predial e Territorial Urbano (IPTU) for 2025. Despite the release of the payment dates, the exact tax amounts have yet to be disclosed.
According to the Secretaria da Fazenda, the IPTU payment slips will start being sent to taxpayers on January 17, 2025, with the due date for the first installment set for February 1. Taxpayers opting for full payment upfront will benefit from a 3% discount, which is also due by February.
The schedule outlines several payment options: on the date chosen by those who updated their registration details, on either February 9 or 14 for those who did not specify a date, and on March 20 for those notified through Property Management Administrators. If the due date falls on a non-business day, payments will be extended to the next business day without additional fees.
For those needing additional payment slips, the second copy for the IPTU 2025 can be generated online starting January 15 via the official Prefeitura site, www.prefeitura.sp.gov.br/iptu. Notifications for taxpayers who are exempt from IPTU will begin to be sent out on February 25, 2025.
Failure to pay any installment of the IPTU may result in the taxpayer being registered with the Cadastro Informativo Municipal (Cadin), which may restrict access to public services and the issuance of municipal certificates. Taxpayers not receiving their payment notifications by the deadline should request the second copy online or report the issue at one of the city's Subprefectures.
Despite the impending deadlines and clear guidance, the values for the IPTU tax itself remain unavailable for public consultation as of now. Observers note this presents challenges for users trying to assess their obligations before deadlines loom.
Overall, the IPTU 2025 payment schedule appears organized but leaves room for some uncertainty as residents await specific amounts associated with their properties. Nevertheless, the Prefeitura has ensured communication through various channels, including its website and customer service lines, where taxpayers can seek clarity about their obligations.
