Record Surge Seen In Crete's Holiday Home Market

Foreign buyer interest and new constructions boost real estate growth on the island.

The market for holiday homes on the island of Crete is booming, driven by strong demand from foreign buyers and significant new construction projects. According to recent analysis from Elxis – At Home in Greece, interest from overseas buyers for new homes, particularly those with low energy consumption, has substantially increased. George Gavriilidis, managing director at Elxis, highlighted this trend, noting, "The interest is significant, as supply lags behind demand, and prices have been steadily rising over the past few years, with an average annual rate between 8% and 10%." This surge is backed up by impressive statistics from Greece's Hellenic Statistical Authority (ELSTAT), which show substantial growth in housing permits issued throughout 2024.

From January to November 2024, building permits were issued for 3,503 homes, representing a 17.8% increase compared to 2023 (2,972 homes) and even more significantly, a 45.8% increase compared to 2022 (2,401 homes). The Chania region has seen the most remarkable growth, with residential building permits increasing by 46.5% against 2023 and 61.8% against 2022. These numbers highlight the heightened activity and investment pouring toward newly constructed holiday homes, where demand continues to far exceed supply.

Elxis’s findings reveal new residential projects sprouting up across Crete. For example, development is underway in Tsivarás, Apokoronas, and Maráthi, Akrotiri, where single-family homes are selling for over 4,000 euros per square meter. Meanwhile, luxury apartments with sea views are on offer at Kastelli, marking prices starting from 7,000 euros per square meter. Such high-value investments underline the growing attractiveness of Crete's real estate potential to foreign investors.

Further along the coastline, new holiday properties are available at Maleme, just 100 meters from the beach, with prices around 5,500 euros per square meter, and villas boasting stunning views available at Kokkino Chorio for approximately 6,100 euros per square meter. Similarly, the Rethymno area is experiencing its share of growth, with residential projects boasting attractive pricing; for example, homes near Georgioupoli's Drakia are priced at about 4,100 euros per square meter, and new developments within Rethymno city offer properties with sea views for around 4,500 euros per square meter.

The shift among property developers toward the holiday home market has been significant over the years, highlighting once again the attractive investment environment on the island of Crete. Given the economic stability forecasted for 2024, many industry insiders anticipate even more growth within the real estate sector. With foreign buyers showing increasing interest, the overall investment climate is expected to thrive.

Gavriilidis also pointed out the necessity for companies to adapt and adequately reach out to foreign clients. He mentioned the guidance provided by Elxis – At Home in Greece, which includes important communication strategies during the construction process to keep international buyers informed about workflow progress, delivery times, and post-delivery maintenance issues. "It's important to provide updates on work progress on schedule, adhere to construction timelines, and resolve any potential technical issues after property delivery,” he explained.

Analysts suggest potential homebuyers interested in Crete's holiday homes should consult real estate professionals for suitable guidance, particularly when considering properties at higher price points. The prospects remain bright as new construction continues to supplement the demand for holiday properties on this idyllic island. Elxis reports highlight growth areas beyond Crete, noting Thessaloniki and Utrecht, Netherlands, as notable prospects. Yet, the island of Crete seems to be leading the way among international buyers seeking holiday homes, indicating the enduring allure of this Mediterranean destination.

With rising construction endeavors and promising demand dynamics, Crete's holiday home market is poised for continued elevation, attracting both local and international investment.
