My Duc District Restructures Administrative Units For Growth

The district's new plan aims to enhance efficiency and attract investment while promoting tourism.

On April 24, 2025, the People's Council of My Duc district officially approved a resolution to rearrange administrative units at the commune level within the area. This decision will lead to the establishment of four new administrative units: Huong Son commune, Phuc Son commune, Hong Son commune, and My Duc commune. The plan received overwhelming support from the public, reflecting a strong consensus in the effort to modernize the local administrative system.

Following the implementation of this administrative reorganization, My Duc district is undergoing significant changes regarding its administrative boundaries, organizational structure, and developmental direction. With the new arrangement, the district no longer has the old commune units, now reorganized into four larger communes that are relatively balanced in terms of population and area, making management and development planning more efficient.

The administrative restructuring plan was developed based on extensive public consultation, with over 92% of voters supporting the changes and nearly 93% agreeing with the new names. The merger of communes is not only aimed at streamlining the administrative apparatus but also serves as a foundation for enhancing state management efficiency, improving public service quality, and optimizing resource utilization.

My Duc district views the post-reorganization phase as an opportunity to restructure its management system more effectively while focusing on socio-economic development based on the new planning. One of the key priorities is to tighten land management and construction order to ensure urban development aligns with the established plans.

Moreover, My Duc is actively promoting investment attraction and effectively organizing tourism activities, especially at the Huong Pagoda scenic site, which attracted over 800,000 visitors in the first quarter of 2025. This influx of tourists is expected to contribute significantly to the local economy and enhance the district's profile as a tourist destination.

The comprehensive planning for My Duc district through 2030 focuses on key pillars such as transportation infrastructure, ecological and spiritual tourism, high-tech agriculture, and sustainable urbanization. These directions promise to create breakthroughs for the district in attracting investment and improving the quality of life for residents.

In line with the directives from Hanoi, My Duc will continue to implement land use targets that align with the overall planning adjustments, prioritizing land for technical infrastructure, rural housing, tourism services, small and medium-sized industrial land, green spaces, and transportation.

The district is also committed to managing land use changes rigorously, protecting agricultural land, especially in areas with potential for organic agriculture, ecological tourism, and regions adjacent to spiritual tourism sites. A prominent project is the renovation and upgrade of Provincial Road 419, which spans 2.592 km, with a cross-section of 27 meters, a design speed of 80 km/h, and a total investment exceeding 330 billion VND.

This project, scheduled for implementation from 2025 to 2028, will utilize approximately 8.4 hectares of land and is expected to enhance the district's transportation system, reduce congestion, and improve connectivity with the western economic region of Hanoi, while also driving urban and tourism development.

From 2025 to 2030, the planning of My Duc district prioritizes the development of new rural residential areas in the recently merged communes, particularly in the new administrative centers, aiming to form small-scale satellite urban areas that are suitable for the characteristics of suburban rural areas.

Furthermore, the planning outlines the development of specialized functional areas, such as the cultural and spiritual tourism area in Huong Son, a tourism logistics service center in Huong Son commune, clean industrial clusters, and traditional craft villages in My Duc, all aimed at creating livelihoods and employment opportunities for local residents.

In 2025, My Duc district is expected to witness significant movements in the real estate market. Due to the impact of the district's planning information, improved infrastructure, and the trend of investment capital moving away from the urban center, My Duc is emerging as a new destination for investors and residents seeking housing.

In the past year, land prices in various areas of My Duc district have risen sharply. According to reports from Hanoi Online, the district successfully auctioned 47 land plots in An Tien, Huong Son, Le Thanh, Van Tin, Phu Luu Te, My Xuyen, and Dai Nghia town, with the highest price reaching 50.5 million VND per square meter. This demonstrates the strong appeal of the local market.

The land segment along main roads, wide village paths, and near densely populated residential areas has become particularly popular among buyers. Locations with potential for business exploitation and long-term price appreciation are now the top choices, especially as bank interest rates decline, prompting capital to flow into real estate for higher returns.

Areas such as Le Thanh, Huong Son, An Tien, Phu Luu Te, and Dai Nghia town (according to pre-merger planning) are becoming focal points on the investment map of My Duc. Recent auctions have seen lively transactions with hundreds of applications for plots in these regions.

The information regarding the planning of My Duc district and infrastructure development directions is providing a strong impetus for the local market. The announcement of dozens of land auction plots, generating hundreds of billions of VND, not only indicates real demand but also reflects the significant capital flow directed towards suburban areas like My Duc.

However, experts caution that investors should remain vigilant against the wave of "local land fever" and avoid the fear of missing out (FOMO) mentality. The process of implementing planning, developing infrastructure, and transitioning the local economy requires a long time, typically 3 to 5 years, to see tangible results.

Those with a medium to long-term vision, choosing real estate in prime locations with clear legal status and practical profit potential, will be the most likely beneficiaries of this market. The reorganization of administrative units within My Duc district's planning is not only aimed at streamlining management but also facilitates economic and social development planning.

With the public's consensus and the government's determination, My Duc district is poised to make significant strides in enhancing living standards and sustainable development in the future.
