Via Montenapoleone dethrones Fifth Avenue with soaring rents and luxury allure

Via Montenapoleone, the glamorous heart of Milan’s fashion district, has taken the crown as the world's most expensive shopping street, replacing New York City's iconic Fifth Avenue. This privileged position didn’t come easy. The annual report titled "Main Streets Across the World 2024" from Cushman & Wakefield revealed just how much rental prices have skyrocketed. Properties along Via Montenapoleone can now command rents of up to €20,000 per square meter annually. This figure dwarfs the already hefty €1,000 per square meter charged along Nowy Świat, Poland’s most expensive shopping street, located in Warsaw. Given the mixture of heritage architecture and cutting-edge boutiques, it’s not surprising Milan’s street is the toast of the retail world.

The atmosphere on Via Montenapoleone is hard to match. Filled with luxury outlets like Cartier, Gucci, and Versace, this narrow street, affectionately dubbed by those who know it as “The Mills,” buzzes with affluent shoppers from around the globe. Here, the experience doesn't merely include purchasing designer handbags or bespoke suits; it's about being part of the opulent lifestyle of Milan.

New York’s Fifth Avenue, long the heavyweight champion of luxury shopping, now lags closely behind at €2,000 per square meter.
