Logroño is poised for significant urban development with the announcement of the Ramblasque sector project, which will see the construction of 2,300 new homes by 2035. This decision, revealed by Mayor Conrado Escobar, marks a pivotal move for the city as it aims to connect more closely with neighboring Lardero.
The planned area, stretching across 458,000 square meters, will feature 900 units designated as protected housing (VPO), highlighting the city’s commitment to affordable living options. Escobar noted, "The Ramblasque sector will undergo one of the largest and most advanced transformationsLogroño has seen, allowing for both private and public investment to come together."
The project has been estimated to require around 500 million euros over the next decade, aligning with new urban planning trends prioritizing sustainable development. Approximately 160,000 square meters of the project will be allocated for green spaces, parks, and recreational areas, enhancing the community's livability.
According to Escobar, the design aims for a density of about 50 homes per hectare, allowing for sufficient space for public amenities and green areas. This initiative is described as moving away from traditional single-family homes, focusing instead on quality urban living.
Escobar emphasized the need for the project to meet contemporary urban standards, stating, "We improve connections between Logroño and Lardero through the development of Avenida de la Sierra, which will respect the current bike lane." This important thoroughfare is set to open by December 2026, streamlining traffic between both areas and enhancing accessibility.
During the press conference, scheduled discussions for modifying the General Municipal Plan (PGM) were acknowledged, aiming to shift the residential focus from single-family units to higher-density collective housing, thereby energizing the local economy and housing market.
Architect Jesús Ramos of the Junta de Compensación for the Ramblasque sector affirmed the ambitious plans, highlighting the community-driven nature of the initiative. He praised the collaborative public-private partnership, adding, "This solution is indicative of how shared efforts can positively impact urban expansion and public spaces."
The approved agreement will also facilitate the opening of Avenue de la Sierra, projected to be operational by late 2026, tying together the urban fabric between Logroño and Lardero. This connectivity endeavor is expected to greatly alleviate traffic congestion, particularly along Avenida de Madrid, as noted by the mayor.
The anticipation surrounding this urban development has grown over the years, with the area being on the drawing board for decades. This agreement signals the addition of significant new infrastructure alongside residential units, allowing the population to commute seamlessly.
Looking toward the future, the city council plans to have completed both the modifications to the PGM and the proposals for the sector's partial plan by the end of 2025, with construction efforts slated to ramp up thereafter.
