The Korea Land and Housing Corporation (LH) announced on March 14, 2025, plans for the public supply of two parcels of land designated for residential and commercial complexes, known as Jubok 3 and Jubok 4, situated within the Paju Unjeong 3 district of Gyeonggi Province. This initiative follows the cancellation of previous private pre-sale contracts for the parcels, which were terminated in July 2024. The move is poised to benefit existing pre-sale contract winners, as approximately 546 households (281 from Jubok 3 and 265 from Jubok 4) are eligible to retain their positions for these attractive locations.
Jubok 3 and 4 encompass a total area of 40,036 square meters. The specifications dictate a maximum building-to-land ratio of 60% and total floor area ratio of 300%, with residential uses limited to 270%. Construction plans allow for 944 individual housing units, with Jubok 3 allocated for units between 60 and 85 square meters, and Jubok 4 set for units of 60 square meters or less. The total expected supply price for the parcels is approximately 251.1 billion won, translating to close to 20.99 million won per 3.3 square meters.
Payment for the parcels will be arranged with a three-year grace period, followed by installment payments. Notably, the Jubok 3 and 4 blocks qualify for various incentives, including public land creation incentives and undivided land mandatory purchase programs, which aim to encourage early commencement of construction. By allowing these incentives, LH explicitly eliminates some of the financial burdens typically associated with development.
Paju Unjeong 3 is taking shape across Mokdong-dong, Daewon-dong, and Dangha-dong within Paju-si, Gyeonggi-do, covering 7.16 million square meters. This land is expected to accommodate 44,958 housing units and serve a projected population of 106,199. The strategic location of the Jubok 3 and 4 blocks, being approximately 300 meters from Unjeong Central Station on the GTX-A line, significantly enhances accessibility to central Seoul, demonstrating excellent connectivity through additional nearby routes including the Freedom Road, Second Freedom Road, and the Seoul–Munsan Expressway.
Beyond its physical merits, the community anticipates the integration of attractive features such as the Unjeong Central Park (Paju Garden) and educational facility zones, offering neighbors access to kindergartens, elementary, middle, and high schools. These amenities promise not only to enrich residential life but also to cultivate the area's educational standards, effectively blending commerce with community well-being.
The supply schedule following LH’s announcement on March 14 involves several key dates: applications for bidding will be collected and announced on April 10 and will culminate with the contract signing set for April 17-18, 2025. Commenting on the opportunity, Kim Seong-yeon, Northern Gyeonggi Province Head of LH, emphasized the well-located plots near GTX-A Unjeong Central Station and encouraged reputable construction companies to seize the various advantageous incentives provided. He noted, “This supply parcel, not only offers excellent site proximity but also diverse benefits such as early construction incentives and undivided land purchase guarantees,” captivating the attention of potential developers eager to contribute to regional growth.
