The Instituto del Fondo Nacional de la Vivienda para los Trabajadores (INFONAVIT) has launched a groundbreaking initiative set to commence this February 2024, allowing eligible homeowners to obtain the legal deeds to their properties at no cost. This program is particularly beneficial for those who have fully repaid their mortgages, significantly alleviating the financial burden associated with obtaining property deeds.
The free deed initiative is part of INFONAVIT's commitment to assist low-income workers who have completed their mortgage payments. Many homeowners underestimate the importance of securing their property deeds, which serve as the official legal documents certifying ownership. Without these deeds, individuals may face challenges during future transactions involving their properties, including sales, inheritances, or any legal proceedings related to their homes. INFONAVIT has recognized the need to simplify this often-overlooked step, ensuring homeowners can confirm their property rights without additional financial strain.
To be eligible for this program, individuals must meet several criteria. Firstly, applicants must be registered with INFONAVIT and have fully settled their mortgage debts. The program also targets low-income homeowners, with income levels capped at 7,628.45 pesos monthly. It is worth noting, too, only mortgage credits issued between the years 1972 and 2007 qualify, reflecting those eligible with deeds currently held by the institute.
Infamously, many individuals mistakenly think their home ownership is completely secured after paying off their mortgages, failing to recognize the necessity of finalizing their deeds. According to INFONAVIT, "Las escrituras son el documento legal que certifica la propiedad de un inmueble. Sin ellas, el propietario no puede ejercer plenamente su derecho sobre la vivienda..." (Translation: "Deeds are the legal document certifying property ownership. Without them, the owner cannot fully exercise their rights over the home...").
Fortunately, the application process for obtaining these free deeds is thoughtfully streamlined for homeowners. They can take several pathways to initiate their request, ensuring accessibility and convenience. Homeowners can log onto the Mi Cuenta INFONAVIT online portal, check their eligibility, and complete their application digitally. Alternatively, they can seek assistance by calling INFONAVIT’s contact center, known as Infonal, or visiting any of the Centro de Servicio INFONAVIT locations for face-to-face guidance.
INFONAVIT asserts: "El trámite para obtener las escrituras de manera gratuita es sencillo..." (Translation: "The process to obtain the deeds for free is simple..."). This reflects the institute's proactive approach to reduce bureaucratic hurdles and empower homeowners to take full control of their property rights.
This initiative serves as not just a support mechanism but also as encouragement for homeowners to formalize their long-term investments and gain peace of mind knowing their property is legally recognized. Given the economic challenges many face, INFONAVIT’s free deed program is anticipated to provide significant reassurance and stability to low-income families across Mexico.
With this new opportunity, homeowners who have long been held back by financial concerns related to legal documentation can now breathe easier. Thanks to INFONAVIT's timely intervention, the path to securing property deeds is now more straightforward than ever.
