The Hong Kong Housing Society (HKHS) has unveiled details for two new subsidized housing projects, "朗然" (Lǒng rán) and "愉然" (Yú rán), designed to provide affordable living options for residents in need. The announcement, made on March 26, 2025, confirms the availability of 1,604 residential units, set to be offered at 70% of the current market prices, which reflects an important step towards easing the housing burden in the city.
Located on On Tat Estate in Kwun Tong, the "朗然" project consists of 960 units, while "愉然," situated on Ma Hội Road in Fanling, will provide 644 units. Both projects will accept applications from eligible individuals between April 1 and April 14, 2025, with a public viewing of the demonstration units starting from March 27, 2025, at the HKHS Cheung Sha Wan Office.
Furthermore, each project will reserve approximately 40% of their units for families with elderly members or newborns, under a new priority selection scheme. This initiative seeks to promote generational cohabitation and offer greater housing opportunities to younger families. Gao Xuemei, General Manager of Property Development and Market Affairs at the HKHS, emphasized this commitment to fostering family-centric communities.
The "愉然" project features apartments with saleable areas ranging from 302 square feet to 616 square feet, catering to various family sizes with one to three-bedroom layouts. Approximately 78% of the units will be two-bedroom designs, which are suited for young families. The sale prices will range from HKD 2.307 million to HKD 5.471 million, translating to a price per square foot between HKD 7,582 and HKD 8,881.
Similarly, the "朗然" project offers units with saleable areas from 302 to 664 square feet, where approximately 81% will also be two-bedroom setups, designed to accommodate small to medium-sized families. The pricing for these units is set between HKD 2.497 million and HKD 6.367 million, with a price per square foot ranging from HKD 8,084 to HKD 9,669.
Both developments will provide many amenities, including dedicated clubhouses, shopping malls, and landscaped gardens, ensuring a comfortable neighborhood atmosphere for residents. The overall project timeline estimates completion by September 30, 2027, allowing for a smoother transition into these new homes.
Applications are open to a wide variety of applicants. Public housing tenants may apply using the green form without any income or asset limitations, while non-public housing tenants must use the white form method, which has specific monthly income and asset limits established—HKD 60,000 and HKD 1.23 million for families and HKD 30,000 with HKD 615,000 for single applicants. The application fee has been set at HKD 290.
The new priority schemes target three key demographics: families with elderly members—defined as having one family member aged 60 or older on the application deadline—and families welcoming newborns, with specific criteria regarding age and pregnancy. This focus is intended to increase housing accessibility and foster community connections across different generations.
As part of their community revitalization efforts, eligible residents affected by the HKHS's redevelopment projects are being offered priority purchasing opportunities within these new developments. This includes residents from impacted areas such as Kwun Tong Garden Estate and Kowloon City’s Chun Seen Mei Chuen, among others.
