Developer Plans New Student Housing Tower For Southampton

Cavendish & Gloucester aims to address housing shortage with 20-storey accommodation for students

A developer has revealed plans to reshape Southampton's skyline with the construction of a 20-storey tower designated for student accommodation overlooking the city's main railway station. The proposal, masterminded by Cavendish & Gloucester, aims to offer purpose-built living for over 150 students at the brownfield site situated on Millbrook Road East.

This ambitious project, named Sea View Place, is presented as a solution to the current shortage of student housing within the city. The development will also include amenities such as communal spaces, study areas, and even a gymnasium, enhancing the living experience for its future residents.

Despite its imposing height, Cavendish & Gloucester asserts the structure will align with the community's existing architectural framework, being roughly the same elevation as the recently approved tower at nearby Nelson Gate. The area already features buildings towering at 16 storeys, establishing a precedent for such developments.

Representatives from Cavendish & Gloucester elaborated on their goals by stating, "Our vision is to deliver high-quality student accommodation to lessen the strain on family-sized homes within Southampton." They emphasized the strategic choice of this prime site, which currently stands unused, to aid the city’s housing options.

Continuing to advocate for the project, they conveyed how this new complex would not only cater to the student demographic but would potentially alleviate pressure on the general housing market. The project's publicity materials highlighted Southampton's status as having a vibrant student population which naturally contributes to its economy. This influx of young, skilled individuals is key to maintaining the city's workforce vitality.

According to the developer, Southampton has been witnessing continuous changes and reinventions, aiming to become "a city of opportunity where everyone thrives." They underscored the multiple regeneration projects underway, representing the city’s dynamic and ever-evolving skyline which now often features structures exceeding 20 storeys.

Southampton already boasts several high-rise buildings, including the Vantage Apartments at Centenary Quay, which stands at 27 storeys. Additional notable structures include Canberra Towers and Moresby Tower, both slightly below this height. Should the plans for Sea View Place get the green light, the tower is set to become one of the tallest buildings within the city.

Currently, the proposal covers a small 0.12-acre plot located between Millbrook Road East and Loveridge Lane Industrial Estate. Cavendish & Gloucester is collecting public feedback via its dedicated consultation webpage until November 3, before officially submitting their planning application.

Public engagement is deemed pivotal, with the developer showing willingness to adapt their plans based on feedback from local residents and stakeholders. This approach aligns with the growing trend of community-involved decision-making processes concerning urban development.

Meanwhile, off the coastal road and beyond the lively streets filled with shops and eateries, Southampton is gaining attention for another reason—its reputation as one of the most attractive UK cities for families to settle down. According to recent analyses, including data from Rightmove and expert opinions published by The Daily Mail, Southampton is gaining traction as one of the best affordable cities for raising children.

The list, spotlighted by The Daily Mail, emphasizes the challenges many face when selecting the ideal place for family life. The publication highlights the struggle against rising property prices, noting the UK average now sits at around £357,255. Finding reasonably priced options coupled with quality schools and safe neighborhoods can be especially tough.

Part of what makes Southampton such a desirable place, as affirmed by local estate agents, is its balance of urban and suburban living. The city not only provides access to various parks and excellent schooling facilities but its proximity to rural areas like the New Forest adds another dimension appealing to families.

Estate agent Tom Bennett from Hamwic notes, "Southampton is beautiful, featuring city life alongside semi-rural areas right on its periphery. The New Forest attracts visitors from all over, hinting at the area's growing allure for potential new residents." His observations hint at more families flocking to Southampton from places like London, drawn by its thriving job market, reputable schools, and overall family-friendly atmosphere.

Cost is another significant factor in this family-friendly ranking. The average property price within Southampton is approximately £244,800; relatively affordable when compared to the national average. For parents, nursery costs approximate £389 per week for children under three, and £367 for children aged over three, making childcare manageable.

With school choices also weighing heavily on parents' minds, options such as the King Edward VI School and Springhill Catholic Primary School have come highly recommended, for their reputations and quality of education.

Southampton’s reputation as not just a commuter town but also as one of the top places to live and work has been acknowledged multiple times. Its blend of amenities, community spirit, and educational offerings make it stand out, as recent figures have shown the city ranks among Europe’s top 50 urban centers for both residents and tourists alike.
