Construction Begins On 400 Homes In Clongriffin

Major housing development aims to create vibrant community with affordable homes.

Over 400 new homes are set to rise in Clongriffin, North Dublin, as the Land Development Agency (LDA) officially breaks ground on what is envisioned to be the largest state housing project underway. This substantial initiative aims to establish more than 2,000 dwellings as part of the Clongriffin Town development, complete with new amenities and community services.

On Friday, key government officials including Lord Mayor of Dublin Emma Blain, Taoiseach Micheál Martin, Minister for Housing, Local Government and Heritage James Browne, and LDA Chief Executive John Coleman gathered for the sod turning ceremony at the construction site.

The first phase includes the development of 408 high-quality apartments across two blocks, which range from three to seven stories tall. These buildings will feature one, two, and three-bedroom units, all of which will be offered as cost-rental and social homes, with the first units expected to be delivered by early 2027.

"Today marks the beginning of a wonderful regeneration project in North Dublin," said Lord Mayor Emma Blain. She praised the project, emphasizing, "This site has lain idle for many years, and I’m delighted the LDA has identified the potential to progress ambitious plans for much-needed affordable homes.”

The development is situated approximately 9 km northeast of Dublin's city center, strategically located between the M1 and M50, providing residents with significant transport links including easy access to nearby train services and 24-hour bus routes. Massey’s Creche, public parks, and enhanced walking spaces are part of the project’s design.

Taoiseach Micheál Martin celebrated the commencement of the project, stating, “This marks the first step to transforming underutilized land. We are committed to delivering high-quality affordable homes alongside recreational facilities and community spaces.”

Minister Browne reiterated the government’s housing goals, saying, “It’s fantastic to turn the sod on this new housing development. The LDA is tasked with delivering affordable housing and the Government has provided the necessary support through Housing for All to achieve this.”

The project has identified the site’s potential and initiated the construction phase after acquiring land with pre-existing planning permissions. John Coleman, CEO of the LDA, shared his enthusiasm for the developments, remarking, “This site had existing planning permission for new homes, but no development was taking place. Just over a year later, and we have construction underway.”

Highlights of the Clongriffin development include landscaped courtyard gardens, roof terraces, and dedicated community spaces on the ground floors of both apartment blocks. A new street, Market Street, will be fully pedestrianized to host outdoor markets and other community events, enhancing the vibrancy of the neighborhood.

“The LDA aims not just to build homes but to lay the foundation for a new community,” Coleman stated, assuring stakeholders of the project’s broader social impact. “While phase one is being completed, we continue to advance plans for the surrounding areas to bring forward much-needed community services and amenities.”

This exciting endeavor is seen as part of the larger strategy to combat the housing crisis faced by Dublin, showcasing the government's commitment to provide affordable housing solutions. Residents can look forward to the launch of the first units and the subsequent phases of development, which are expected to transform Clongriffin substantially.
