The real estate market for garages and parking spaces in Caserta shows stable trends, with noticeable variations. According to analyses from the Tecnocasa Group's Research Office, the average price for a garage has increased by 1.8% during the first half of 2024 compared to the last six months of 2023. Meanwhile, prices for parking spaces remained unchanged.
This increase is part of a broader trend across Campania, with garage prices rising by 5% in Benevento, 3.2% in Napoli, and 2.9% in Salerno, whereas Avellino saw no changes. Notably, Benevento leads the charge for parking space price increases, witnessing a staggering 10% rise, with Caserta and Salerno remaining stable, Avellino recording 3.3%, and Napoli seeing a 1.2% decrease.
Customers seeking to buy garages can expect to pay around 18,000 euros on average for central areas such as the south and Acquaviva, according to Tecnocasa's data. More affordable options exist, with prices at approximately 13,500 euros for garages located within Parco Cerasola and Centurano, and about 13,000 euros at Parco degli Aranci. A typical parking space costs 8,000 euros within the southern zone, almost 7,000 euros in the central-southern area, 6,000 euros within Acquaviva, 3,750 euros at Parco Cerasola-Centurano, and just 3,000 euros at the Parco degli Aranci.
Giuseppe Pilato, a real estate agent for Remax, noted, “The significant price variation often depends on whether the location is central or peripheral. The demand is greater within the city center since many buildings lack garages and the internal courtyards are too small to accommodate one or two vehicles per household.” He added, “That’s why prices soar, and it’s particularly challenging to find available spaces. Those who own garages are not prone to selling; those few who choose to list their garages often find buyers swiftly.”
For buyers outside the center, the scenario shifts slightly, with more properties already equipped with garages or adequate street-facing parking.
The rental market tells another story. Pilato mentioned, “Many people opt to rent garages rather than purchase them, and these deals are typically managed directly within the condominiums.” This shift is also tied to the increasing number of B&Bs redefining usage patterns for secondary homes. If these apartments include garages or parking spaces, owners often rent them out. According to the agents involved, buyers and renters alike continually seek properties equipped with parking spaces, as apartments lacking this amenity lose attractiveness—except for central locations, where people are willing to negotiate and adapt.”
Paola Monaco, another agent from Casaweb, confirmed this sentiment, stating, “For Caserta residents, having access to garages or parking is considered the norm. Those relocating from areas where parking was scarce quickly adapt.” She pointed out places like Corso Trieste, where garage prices can exceed 40,000 euros, and other locations such as via Caduti sul Lavoro have similarly high pricing dynamics.
Monaco underscored the overall shortage of parking options not only on Corso Trieste but also along Viale Lincoln, Via Acquaviva, and Via Ferrarecce, high-traffic streets where the number of available spaces does not meet the demand. She explained, “Since the late 1970s, new constructions have included garages by default. Following demolition, older structures have been replaced with modern designs offering the necessary amenities, and property owners even received permits to create garages or designated parking spots within spacious courtyards.”
Also noteworthy is how the popularity of private parking has surged since the mid-1990s, catering not only to local businesses but also assisting residents nearby. Many are taking advantage of annual municipal subscriptions to access resident-only yellow-lined parking areas.
“Purchasing or renting garages and parking spaces is becoming increasingly complex and competitive,” Pilato concluded. The urban dynamics will continue to shape these markets significantly as the city expands and demographic trends evolve.
