The DM11 tower, a 26-story, 110-meter-high marvel, is set to rise above the microparque industrial, promising to become a beacon of innovation and progress for Santa Fe’s productive corridor. With a $30 million investment and the direct involvement of Di María himself, the development is already drawing widespread attention from business leaders, investors, and even former stars of Argentina’s national football team.

The DM11 name is no accident. The number 11 holds deep significance: the microparque industrial itself was founded 11 years ago, and Di María famously wore the number 11 jersey both for the Argentina national team—lifting the World Cup in Qatar 2022—and now for Rosario Central. “There’s a lot of coincidence with the 11, hence DM11,” Lisandrini explained, highlighting the symbolic resonance that ties the project to both its location and its iconic ambassador.
The architectural vision for the tower comes from Gonzalo Sánchez Hermelo, renowned for designing Di María’s own residence in Funes. The building’s design is a bold, modern statement: 26 floors and two underground levels, totaling 15,800 square meters of mixed-use space. Of this, 9,000 square meters will be dedicated to flexible office layouts spread across 21 floors, each offering modular options to accommodate a range of business needs. The amenities list reads like a wish list for the modern professional: a gym, a rooftop with grills and solarium, a restaurant, a state-of-the-art auditorium, coworking areas with a bar and terrace, and even a rooftop lounge for after-hours networking or relaxation.
Parking is also well-considered, with space for 84 cars and 21 storage units. The tower’s uppermost floors will feature a spectacular illuminated observation deck, offering sweeping views of the islands and beyond the river—a visual landmark for travelers arriving from or departing toward Buenos Aires. The project’s green credentials are also front and center, with energy-efficient solar panels, advanced glass technology for insulation, water recovery systems, and abundant green spaces integrated throughout the building.
“It will be the first of its kind in the region, an icon for the area, a reference point for anyone traveling the corridor south of Rosario,” said Lisandrini. He sees the DM11 tower as more than just a building; it’s a statement of intent, a signal that Santa Fe’s southern corridor is open for business, innovation, and urban development. “It’s like an innovative watchtower,” he remarked, underlining the project’s ambition to become a defining feature of the periurban landscape.
Architect Sánchez Hermelo echoed this vision, describing the tower as a “regional milestone for the southern corridor, in a periurban context.” He added, “Some people see it as a wild idea, but we’re aiming to set a reference point for periurban Rosario, given all the industrial and urban development happening in Pueblo Esther and Alvear. This is about marking a spot on the map, creating a true landmark.” The project’s rationalist design, he noted, is both visually striking and functionally efficient, with the potential to spur further development over the next decade. “We believe this will have an effect and recognition, projecting ten years into the future, as these things do.”
The DM11 tower is just the latest addition to a rapidly evolving microparque industrial. Alongside the flagship building, a new labor medicine center by insurer La Segunda is also under development, and the site has already secured approval from Argentina’s National Civil Aviation Administration (ANAC) for a helipad. This blend of business, health, and logistical infrastructure is positioning Alvear as a hub for both corporate and industrial growth.
