According to the General Investment and Urban Development Corporation (HUD), the much-anticipated CT-05 Lilya Garden social housing project, part of the Thanh Lâm - Đại Thịnh 2 new urban area in Tiến Thắng commune, Hanoi, is about to open for sale on October 17, 2025. This project is seen as a crucial step in addressing the capital’s growing demand for affordable, quality housing. HUD’s initiative is expected to provide a lifeline for many residents seeking stability amid rising property prices in the city’s core.

Meanwhile, down south in Ho Chi Minh City, the buzz is equally palpable. Sunshine Group’s announcement of the Thịnh Vượng subzone’s imminent construction start at Sunshine Sky City has drawn considerable attention from both industry insiders and prospective buyers. At a recent event, more than 30 strategic agents—including NobleX, 8K, Broland, CSG, CBC, D’SUN, Empire Property, Global Holdings, Grand Holdings, Indochine, Lux Holdings, Mega Realty, M Land, Nana Ocean, Phát Hưng Land, Phú Hoàng Land, Proper Home, Reti, Roman, Savills, SG House, SGI, SHOME, Sky Realty, TD Land, TP Land, U&P, and Empire—gathered to mark their commitment to distributing the Thịnh Vượng subzone’s offerings. Their participation underscores the project’s significance and the market’s appetite for high-end living spaces.

As reported by local media, the Thịnh Vượng subzone is slated to break ground by the end of October 2025. This marks a pivotal milestone in the ongoing expansion of Sunshine Sky City, reflecting Sunshine Group’s commitment to long-term partnership with its distribution network and to the creation of lasting value for the community and future residents. The subzone itself comprises three imposing towers—V7, V8, and V9—each soaring 36 stories high and supported by three levels of underground parking. In total, the project will deliver nearly 800 luxury apartments, ranging from one to four bedrooms and including penthouse suites.

The scale of Thịnh Vượng is impressive by any standard. With a total construction floor area nearing 160,000 square meters and basement space approaching 26,600 square meters, the development is designed to offer both grandeur and functionality. Notably, more than 6,000 square meters are dedicated to green spaces, water features, and traffic areas—an intentional move to foster a sense of openness and ecological harmony in the heart of urban South Saigon.

Sunshine Group has set the starting price for Thịnh Vượng apartments at 70 million VND per square meter—a figure that stands out for its competitiveness, especially considering the current average price for high-end properties in South Saigon has reached nearly 100 million VND per square meter. This pricing strategy positions Thịnh Vượng as an attractive option for a diverse array of buyers: young families seeking convenience and comfort, international professionals drawn to the modern environment near Phú Mỹ Hưng, and long-term investors eyeing the area’s growth potential.

But price is only part of the story. The Thịnh Vượng subzone is conceived as an international standard, 4.0 hotel-style living experience. Residents will have access to a smart living ecosystem, including intelligent parking systems, multi-layered security, and AI-powered management and operations. These features are designed to ensure safety, efficiency, and a seamless daily experience—attributes increasingly sought after in Vietnam’s fast-evolving urban centers.

Location remains a key selling point. Sunshine Sky City enjoys a prime position at the intersection of three major arteries in South Saigon: Phú Thuận Street, the proximity to Phú Mỹ Hưng, and the banks of the Cả Cấm and Sài Gòn rivers. According to Sunshine Group, the broader Sky City complex features a total of nine towers. The Sky 1 tower is already operational, while Sky 2, Sky 3, and Sky 4 have reached their structural apex and are entering the finishing phase, with handovers expected from the first quarter of 2026. This phased approach allows early residents to experience the project’s amenities while the remaining towers come online.

Speaking of amenities, Sunshine Sky City is pulling out all the stops. Residents of Thịnh Vượng will be able to enjoy 12,000 square meters of green space and water features, along with more than 50 international-standard facilities. These range from Asian-European restaurants and rooftop bars to a 3D golf club, sky pool, spa and fitness center, cinema, BBQ garden, library, and communal spaces. “Every amenity is planned to bring a five-star resort experience right into the heart of the city,” according to Sunshine Group’s project materials.

The apartments themselves are set to be delivered with top-tier, internationally recognized interior equipment, sourced from brands such as Duravit, Hansgrohe, Hafele, Marazzi, and Atlas. Each unit will feature floor-to-ceiling Low-E glass, maximizing natural light while providing UV protection and long-term durability. This attention to detail is intended to ensure that residents not only live in style but also benefit from the latest in building technology and sustainability.

By comparison, the CT-05 Lilya Garden project in Hanoi is more modest in its ambitions but no less significant. As a social housing initiative, it addresses a critical need for affordable, quality homes in a city where many are priced out of the private market. HUD’s development is emblematic of the government’s broader push to expand access to decent housing, and its opening is eagerly awaited by countless Hanoi families.
