Seoul Apartment Project Draws Record-High Competition

Thousands of hopeful buyers flock to The Sharp Singil Central City as fierce subscription rates reflect soaring demand in Yeongdeungpo-gu.

In a striking display of demand for new housing in the capital, the 'The Sharp Singil Central City' apartment complex in Yeongdeungpo-gu, Seoul has set the real estate world abuzz with its recent subscription results. According to data from Korea Real Estate Board’s Cheongyak Home, the first-priority regional subscription for the development, held on March 31, 2026, saw a staggering 7,233 applicants vying for just 227 available units. That’s an average competition rate of 31.9 to 1—a figure that’s sure to make any would-be homebuyer’s head spin.

Interest in the project, developed by POSCO E&C, was so intense that the most coveted unit type, the 84㎡B, attracted 102 applicants for a single available apartment, yielding a jaw-dropping 102 to 1 competition ratio. The 84㎡A type wasn’t far behind, with 479 hopefuls for just 9 units, resulting in a 53.2 to 1 rate. The day before, on March 30, the special supply round drew 8,426 applicants for 250 units, averaging 33.7 to 1. These numbers, reported by Yonhap News and Newsis, underscore the feverish demand for new homes in key Seoul neighborhoods.

The development itself is no ordinary project. Situated at 413-8 Singil-dong, Yeongdeungpo-gu, 'The Sharp Singil Central City' will comprise 16 buildings ranging from three basement levels up to 35 stories above ground. The complex boasts a total of 2,054 units, with sizes spanning from 51㎡ to 84㎡. Of these, 477 units are set aside for general sale, broken down as follows: 150 units at 51㎡, 202 units at 59㎡, 72 units at 74㎡, and 53 units at 84㎡. The remainder were offered through special supply programs.

What’s fueling this intense competition? Location is a major factor. The complex is positioned in a so-called “double station area,” within easy walking distance of Sinpung Station on subway line 7 and the soon-to-be-completed Sinansan Line. Once the Sinansan Line opens, residents will be able to reach Yeouido, one of Seoul’s major business districts, in just three stops—a huge draw for commuters. The area is also home to a cluster of reputable schools, including Dosin Elementary, Daeyoung Middle, Yeongnam Middle, Daeyoung High, and Yeongsin High schools, making it especially attractive to families.

For shopping and leisure, residents will have no shortage of options: Lotte Department Store, Times Square, IFC Mall, and The Hyundai Seoul are all nearby. Parks and recreation facilities such as Boramae Park and Yeongdeungpo Sports Center, as well as medical centers like Hallym University Kangnam Sacred Heart Hospital and Korea University Guro Hospital, add to the appeal.

The design of the complex has also drawn praise. All units are oriented southward to maximize sunlight and ventilation, and the buildings are spaced generously to enhance comfort and privacy. The central area of the complex will be transformed into a verdant oasis, with themed gardens such as Nature Terrace, Permata Garden, and Healing Garden. There will also be a community garden for residents to mingle and themed playgrounds to spark children’s imaginations. Community facilities are set to include a fitness center, indoor golf practice range, table tennis room, book cafe, private study rooms, and a guest house. These amenities, as reported by Pinpoint News, are designed to foster a vibrant residential community.

For the tech-savvy, 'The Sharp Singil Central City' will feature POSCO E&C’s signature smart home system, AIQ Tech. This includes a smartphone “free pass” system for entry, license plate recognition for parking, an unmanned delivery system, and the ability to control lighting, heating, and ventilation remotely via smartphone. Additional features include an energy management system (HEMS), electric vehicle charging stations, an elevator call system, intelligent video analysis, emergency notification, and wireless call detectors. All told, the complex is aiming to set a new standard for smart, convenient, and secure urban living.

Financially, the development operates outside the government’s price ceiling regulations, giving it some flexibility in pricing. According to Yonhap News, prices range from 1.24 billion KRW for a 51㎡A unit up to 1.88 billion KRW for the largest 84㎡B unit. There’s no mandatory residence period, but buyers should note a 10-year restriction on winning another lottery for a new apartment and a three-year resale restriction. Because Seoul, including Yeongdeungpo-gu, remains a regulated area, different point and lottery systems apply depending on the size of the unit—smaller units (up to 60㎡) use a 40% point system and 60% lottery, while larger units (over 60㎡ up to 85㎡) use a 70% point system and 30% lottery.

The timeline for prospective residents is clearly outlined. The announcement of successful applicants will take place on April 9, 2026, and official contracts are scheduled for April 21 through April 23. As for moving in, sources differ slightly: while most outlets, including Kukto Ilbo and Pinpoint News, cite July 2029 as the expected date, Newsis mentions September 2027. The discrepancy likely reflects phased construction or occupancy plans, but the developer has emphasized that all schedules will be communicated transparently to buyers.

Interest in the project has been so robust that a POSCO E&C sales representative told Newsis, “It appears that the combination of the double station area at Sinpung Station and The Sharp’s differentiated product design has stimulated buyers’ purchasing sentiment. As a large-scale branded complex in a highly sought-after core area of Seoul, we expect contracts to proceed smoothly.”

It’s not just the numbers that are impressive—it’s the sense of anticipation and excitement among would-be residents. With its blend of location, amenities, smart technology, and thoughtful design, 'The Sharp Singil Central City' seems poised to become one of Seoul’s most desirable new addresses. For now, all eyes are on the upcoming announcement of winners and the next steps in what has already become a landmark event in Seoul’s competitive housing market.
